The Yards is a mixed use development consisting of commercial, office, and residential space located on the banks of the Anacostia River in Washington DC. As part of this 5.5 million SF development, KPA was inspired by the vernacular language of old warehouse buildings in designing  a modern interpretation. Using glass with various frit patterns, the building has a shimmering ephemeral effect, obscuring and revealing the interior as uses dictate. 

The ground floor is retail, incorporating a supermarket, and three separate retail tenant spaces. The second and third floors are intended for a high-end gym facility to accommodate the new residential towers built in the surrounding neighborhood. On the roof, there will be a pool with amenities such as cabanas, lounges, and an exercise/meditation room. There will also be two new residential towers incorporated into the project.The Yards blends adaptive reuse with new ground-up construction to form a vibrant, urban riverfront for the DC metropolitan area.

KPA serves as design architect and retail design manager, from Concept to Design Development, for the project.
