Vornado Realty partnered with KPA to submit a development proposal to the MTA for this site located at the intersection of I-95 and Gun Hill Road in the Bronx, NY. 

The proposal design called for a dynamic, varied, and open master plan with an emphasis on public space.  The centerpiece of the design is a semi-circular plaza bordered by a multi-level retail center and stand alone commercial buildings. Incorporating two 100,000 SF large retail tenants, two mid-size tenants, a supermarket, health club, and 120,000 SF of inline retail, the architecture follows a split level diagram. This stacking strategy allows for below grade parking with direct access to the large retailers and supermarkets, while promoting a pedestrian experience at ground level. 950 apartments with a mix of studios through family oriented 3 bedrooms fill out the site and provide immediate customer base to the development.
